Kata and Karon: what to buy on Phuket's southwest coast and how it rents
The developer's earlier presentation said 450 metres to the sea. The October details for the same Karon project said 345. I took a bike and rode it: 30 seconds. On foot, about seven minutes.

Kata and Karon are two neighbouring beaches on Phuket's southwest coast that work as one tourist zone, and there is almost no land left there to build on. High season starts on 1 November. Two new condominiums from AssetWise, brand The Title, one on each beach, have their official presentation on 17 October 2026. The price list is not out yet. Everything below is what I know today, 13 October, and what I do not.
If you have read my overview of Phuket's areas, you know where Kata and Karon sit on the map of jobs: a holiday let. Here I go one level down: the two projects, the metres, the launch, and the year of rent.
| Kata | Karon | |
|---|---|---|
| Distance to the sea | 500 metres | 345 metres (450 metres in the earlier presentation) |
| Plot | 3,801 m² | 4,412 m² |
| Buildings | One residential building, 7 floors, plus a separate 3-floor clubhouse | Two buildings, 7 floors each |
| Units | 135 | 189 |
| One-bedroom | 31-33 m², 73 units | 31-37 m², 104 units |
| One-bedroom plus | 44-52 m², 48 units | 45-55 m², 67 units |
| Two-bedroom | 58 m², 5 units | 56-62 m², 11 units |
| Penthouses | 64-77 m², 6 units; three-bedroom 105-110 m², 3 units | 134-187 m², 7 units |
| Pets | Whole project pet friendly | One building pet friendly |
| Indicative one-bedroom start | About 4 million baht (about $121,000) | About 4 million baht (about $121,000) |
For comparison: leftover one-bedrooms in neighbouring sold-out projects go from 5.5 million baht, about $167,000, and not with the best views. The gap is about 1.5 million baht, roughly $45,000.
Kata and Karon sell resale, leftovers and the rare new launch
In my experience, it is mostly resale in older buildings, leftovers in projects that sold out during construction, and, rarely, a new launch. Leftovers are often the units nobody took first: lower floors, the side away from the view, an awkward layout. That does not rule them out. Ask why each one is still there.
In the spring I wrote that Kata had literally three or four new projects. Now two of the area's few new projects are launching at once, one on Kata and one on neighbouring Karon, both from AssetWise: 324 units together. Most of them are one-bedrooms: 121 of 135 on Kata, 171 of 189 on Karon. Anything bigger is counted in single digits: 14 units on Kata, 18 on Karon.
There is almost no land left, and that sets the price
The area formed long ago and the last small plots are taken. We live in Chalong, at the foot of the Big Buddha hill, and from the top you can see Karon beach.
On Kata and Karon there is almost no land left for building, the area formed long ago. These two projects are some of the little that will appear there at all.
What comes next is renovation: pull down an old building, put up a new one. Possible, and slow. So anything within a kilometre of the sea stays expensive here, new or sold out. People want to walk to the beach.
Kata or Karon: which one should you choose?
For renting, the beach name matters little. Both work as one tourist zone, where most of the island's guests go. What differs is the projects.
Karon is closer to the sea and bigger. More units means a wider choice of layouts and more chances of a good floor. It also has the largest penthouses, up to 187 m². Parking for 108 cars, with charging stations.
Kata is smaller and built around surfing and sport. The project has 25 amenity spaces, some of them in a separate clubhouse. Among them are a 25 by 5 metre pool, a gym, a coworking space and a meeting room. For someone working remotely for a few months, that coworking room matters. Only Kata has three-bedroom penthouses, and there are three of them.
For a one-bedroom to rent out, I would choose by the unit, the floor and the view. For something spacious, the choice is made by what exists: 14 units on one side, 18 on the other.
Check the metres to the sea on foot
A number in a presentation is where the check starts. Then you go and walk it.
When a presentation says "walking distance", I always go and look myself. Too often it means five minutes by car.
On Karon the developer's earlier presentation said 450 metres. The October details said 345. A difference of 105 metres on the same site. I do not know how each figure was measured, and neither of them tells you what the walk is like.
So I took the bike from the site to the beach: 30 seconds. On foot, about seven minutes, with pavements and pedestrian crossings all the way and restaurants, massage and shops within five or six minutes. This site passed my check.
It is not the first time I see two numbers for one project. In the spring an Origin project on Kata was given as 800 metres from the beach in one of my posts and 600-700 metres in another. I would call that "under a kilometre" and check the rest on foot.
On the walk, look at the route a guest takes with a beach bag, the gradient, the crossings, where the pavement ends.
A launch where nobody else can build starts with a queue
With almost no land and two new projects, the best units are reserved before the official start. I am forming a list for my buyers now. Still, do not buy anything you have not checked.
Will there be a launch discount? The start of sales is one of the moments when a developer does give terms, to gather its first buyers. Ask about current promotions, always. But remember what a discount is: compensation for a risk or a shortcoming. At a launch, the risk is that the building does not exist yet. In a scarce location, do not expect the developer to fight for you with a big number. I wrote more about this in the warning signs of a developer discount.
Two cases from Kata show how this works in practice.
Valentin and I chose a unit in a Kata project that was more than 75% sold. He wanted a month to think. I do not push clients, and I respect a pause. This time I told him: "Valentin, you will regret it. And I will never forgive myself." He bought: 47 m², a one-bedroom plus, third floor, pool view. A month later I opened the master plan. Every unit he had liked at the selection stage was gone.
Sergei's case is about price. In late January 2025 a developer opened closed sales of a project 650 metres from Kata beach, only building B, at the lowest starting prices. A 32 m² unit on the first floor cost 3,648,000 baht, about $110,500, which was 114,000 baht per m², about $3,450. The deposit was 100,000 baht. By July 2026 the smallest 28 m² units in the same project cost 4,389,000 baht, about $133,000, or about 156,750 baht per m², roughly $4,750. That is 37.5% per metre in about a year and a half, while construction was still going on.
Note that it compares a 32 m² unit with a 28 m² one, and small units cost more per metre. It is one project. It is history, not a forecast for AssetWise. And it is off-plan: until the keys, you carry the construction risk. Read what can go wrong with off-plan before you put down a deposit, and how resale assignment works if you may need to exit early.
Kata and Karon condos rent by the season
High season runs from November to April, low season from May to October. The year splits almost exactly in half: 181 days against 184.
Here is the island's pattern for a decent one-bedroom inside a resort territory by the sea, on the typical rates and occupancy from my posts. The winter occupancy of about 80% is applied to the whole high season, November to April. It is an illustration and does not quote a unit in these projects.
| Period | Months | Rate, baht a month | Occupancy | Gross, baht |
|---|---|---|---|---|
| December and January | 2 | 120,000-150,000 | about 80% | 192,000-240,000 |
| November, February to April | 4 | 90,000-95,000 | about 80% | 288,000-304,000 |
| May to October | 6 | 45,000-50,000 | about 50% | 135,000-150,000 |
| Year, gross | 12 | 615,000-694,000 |
This is gross, before the management company's share, service charges, utilities and taxes. Line by line: gross versus net yield and low-season rental rates.
I am not dividing this table by 4 million baht. The rates describe an island-average one-bedroom, and a 31 m² unit in a building that does not exist yet is a different thing. And I do not have a separate low-season figure for Kata and Karon, and I will not invent one. Most guests here are holidaymakers, so this table is what I plan on. Knight Frank's market report says the same: projects that rely on short-term rental see larger swings in occupancy. So I plan on the lower end of each row.
What is not known yet
- There is no price list yet; about 4 million baht is indicative.
- The payment plan comes with the prices, and I will publish it then.
- Completion dates for both projects have not been announced.
- How many units the foreign quota covers here. Under section 19 bis of the Condominium Act, foreigners together may own up to 49% of the floor area of the units in a building. It is counted in floor area, so the number of units stays unknown until the developer says. Outside the quota you are in leasehold, and the difference matters.
- Which floors and units actually see the sea. Ask for the view from your own floor; the render from the roof shows a different one.
I will update this article after 17 October.
Who should not buy in Kata and Karon?
I say this to clients before they fly.
Anyone who needs rent every month or cannot carry construction risk: this is a holiday-let zone, and both projects are off-plan. From May to October the rate roughly halves and occupancy drops from about 80% to 50%, so monthly income falls to a third or a quarter of the winter level, while the instalments and service charges do not.
Looking for quiet? Kata and Karon are tourist-busy: restaurants, bars, traffic in season. For a calm family life I would look at Laguna, the centre of the island or the south.
Planning on long-stay guests? Since 15 September 2026 the visa-free stay is 30 days instead of 60. I do not know yet how that shows in bookings here. More in property and visas.
The projects I have checked myself, including these two once the prices are out, are in the catalogue. Or write to me, and I will send the presentation with layouts for Kata or Karon.
Frequently asked
Is Kata or Karon better for buying a condo?
For renting they work the same: one tourist zone where most of the island's guests go. Karon is closer to the sea, 345 metres, and bigger, 189 units; Kata is 500 metres away, 135 units, with a clubhouse, a coworking space and the only three-bedroom penthouses of the two. Choose by the unit and the view.
Can foreigners buy freehold in Kata or Karon?
Yes, within the foreign quota. Under section 19 bis of the Condominium Act, foreigners together may own up to 49% of the total floor area of the units in a building. The quota is counted in floor area rather than in units, so ask the developer how much of it is still free in the building you want. Outside the quota you are buying leasehold.
How much does a one-bedroom cost in Kata or Karon in 2026?
In the two new AssetWise projects, indicatively from about 4 million baht, roughly $121,000. That figure was given before the official presentation on 17 October 2026. Leftover one-bedrooms in neighbouring sold-out projects go from 5.5 million baht, roughly $167,000, and not with the best views.
Do Kata and Karon condos rent in the low season?
They do, at a lower rate and less often. Across the island a decent one-bedroom by the sea earns 45,000-50,000 baht a month from May to October at about 50% occupancy, against 90,000-150,000 baht at about 80% in high season. There is no separate low-season figure for these two beaches, so plan on the island numbers.
Are there new condo projects in Karon?
Very few, because there is no free land. The one launching now is AssetWise The Title on Karon: two buildings of seven floors, 189 units, 345 metres from the sea, with the official presentation on 17 October 2026. A second launch from the same developer is on Kata. Beyond these, new building here will mostly mean renovation: something old is pulled down and something new goes up, and that is slow.
How do I check a developer's walking distance to the beach?
Go from the site gate to the sand yourself, on foot, by the route a guest would take. The number of metres tells you little; look at pavements, crossings and the gradient. On Karon the walk took about seven minutes, with pavements and crossings all the way.
