Bang Tao and Layan: what people buy here and why the beachfront land is gone

A Laguna one-bedroom for 9.3 million baht collects about 780,000 baht a year in rent. After the operator takes its share, about 39,000 baht a month reaches the owner. The instalment after the keys is 92,500. My clients see this line before they book the flight.

Illustration: sunset over Phuket's west coast. On the left, a curved beach with turquoise water and low-rise houses along the coast road; in the centre, a lagoon with a golf course and low resort buildings among the trees; on the right, further inland, new buildings under construction beside two tower cranes. Green hills and a second beach in the background
The cranes no longer stand by the water. New building on this coast now goes inland, and the walk to the sea is something only the older projects can offer.

Bang Tao is a long beach on Phuket's west coast and the most developed resort area on the island: Laguna Phuket on the sand, Boat Avenue and Porto de Phuket behind it, international schools and a hospital within a short drive. High season runs from November to April. If you plan to look at units this winter, here is the area in numbers before the trip.

If you have read my overview of Phuket's areas, you know where Bang Tao sits: the most understandable part of the island for a tenant. Here I go one level down. Laguna, its real rental numbers, the rest of Bang Tao, Layan, and the big inland news of October.

What Bang Tao is, and why it rents most of the year

People ask me why one owner's flat on Phuket rents all year while another stands empty from May to October. Most often it comes down to the format of the location rather than the building.

A resort condo twenty minutes from the beach lives on the tourist season, November to April. A flat where you walk to the sea, to coffee and to dinner works on different economics. Three audiences pay for it: tourists booking by the night in high season, expats and remote workers renting for months, and families with children in international schools taking a whole school year. Their seasons do not coincide.

Bang Tao is that second format. Families, expats and tourists with money come here, and that is why occupancy holds through the year better than in places that only work in winter.

One caution. When I write about occupancy of about 85% a year in Bang Tao, that figure for a new project is the developer's forecast, not a measured result. I quote it as a forecast.

And there is the land. Plots in Bang Tao, Kamala and Surin that have the beach, restaurants, shops and schools nearby at the same time are built on or bought for specific projects. New sites of that quality do not reach the market any more. Everything launching now goes further from the sea and closer to the centre of the island.

What you get inside Laguna that you do not get outside it

In 1984 the founders of Banyan Group bought 222 hectares here. It was the site of former tin quarries, and the land was considered unfit for building. It was cleaned and restored for years, more than 7,000 trees were planted, and in 1994 Banyan Tree Phuket opened. Today the same ground is lakes, a golf course and walking paths.

The resort now covers about 400 hectares, more than 1,000 acres, along Bang Tao beach. Inside are six international hotels, an 18-hole golf course, restaurants, spas, shops, and free shuttles and boats between them. Banyan Group has built about 3,000 residences on the territory. If you know Bali or Dubai, think of it as one gated, master-planned resort rather than a neighbourhood.

For a buyer, two things set it apart. First, it was built on one master plan: roads, lakes, landscaping, hotels and homes were designed together, and plots are divided up in advance, so nobody builds a block in front of your windows.

Second, there is no land. In the established part of Laguna there is nothing left to build on. New residential projects appear rarely and move towards the lakes, the golf course and Laguna Lakelands.

I often hear: "Find me something like Laguna, but in another area and cheaper." You can find a good project almost anywhere on Phuket. Laguna itself nobody can repeat.

The payment terms are unusual for the island too. Usually an instalment plan ends at handover and you must close 100% by the keys. In Laguna you pay 50% during construction: 20% on signing, then three payments of 10%. The other 50% goes into instalments after the keys, over 1, 3 or 5 years, at roughly 3% to 7% a year depending on the term. More on how plans like this work in developer payment plans.

The privileges belong to the developer's residences, not to the address. A house across the road gives you the same beach and none of the owner programme.

Laguna Phuket rental yield: the real numbers

Here is one unit from August, with the developer's payment schedule and my rental arithmetic. Prices, rates and terms are as of August 2026; check the current price list, and whether the launch offer still applies. A one-bedroom of 54 m² (48 m² inside plus a balcony), in the new part of Laguna by the lakes. Price 9.3 million baht, about $282,000, which is 172,000 baht per m². Leasehold.

A one-bedroom of this level inside the resort rents for 45,000 to 150,000 baht a month depending on the season. December and January are the peak, 120,000-150,000 baht. The rest of high season holds around 90,000-95,000. In summer the rate drops towards the lower bound. Over the year, at about 80% occupancy, that averages about 65,000 baht a month.

Paid from your own pocketabout 53,500 a monthRent covers a little over 40%

I calculate on the lower bound. The rates are actual rates of recent years, with no hope of future growth built in. Tax on rental income is not in this table either. The first year of the common-area fee, management and insurance is free under the launch offer for this unit, so year one looks better than year two.

Rent does not cover the whole instalment, and I will not promise you otherwise.

What you get for the difference: you pay half the price while the building goes up, and the second half from a finished, furnished unit that is already working. That is a real advantage. It is not free money: the overpayment over five years at 7% is 901,000 baht. You can repay early at any time, and then it is recalculated on the balance.

In July I wrote that individual Laguna units can earn about 8-9% after costs. That figure came without a line-by-line breakdown, and every Laguna unit I have calculated line by line in my channel, this one included, comes out at about 5% net. Plan on 5%. Ask for your unit's calculation line by line. The full method is in gross versus net yield, and the fixed costs are in the cost of owning a condo.

The rest of Bang Tao: branded, boutique, and what I do not sell

Outside Laguna, Bang Tao sells three very different things.

The first is branded residences. My favourite project on Bang Tao this year carries one of the largest hotel brands in the world. 920 metres on foot to Bang Tao beach, 290 metres to the golf course. The entry point is a 45 m² one-bedroom for 7.5 million baht, about $227,000, roughly 167,000 baht per m². Handover in the fourth quarter of 2027.

The plan is 25/10/10/10/45. You pay 55% during construction. The last 45%, 3,375,000 baht on the entry unit, is either paid on handover or moved into a mortgage of up to 15 years at 9% a year. Nine percent is expensive money, so put it into the sum before you look at the yield.

The developer's forecast is occupancy of about 85% a year, gross from 10%, net from 6% after management and platform fees. A forecast is a model and guarantees nothing. What I like here is that nobody draws double-digit net numbers.

The second is a boutique project in Pasak, and this one I bought myself, for my elder son, who is 23. Pasak is a quiet raised part of Bang Tao with only villas around. The project has 46 residences. Ours is two bedrooms, 95 m², 9 million baht, about $273,000, roughly 95,000 baht per m². In neighbouring projects a metre costs one and a half to two times more. Villas around rent from 200,000 baht a month, and spacious flats in that zone barely exist. My condition for my son: the flat is his if he lives on the island and earns 100,000-150,000 baht a month. If not, it goes to rent.

The third is what I do not sell: large complexes with thousands of identical apartments, the anthills somewhere in Bang Tao. Across the island, budget projects on the second and third line start from about 125,000 baht per m², and many of them have a price but no value. An owner there competes for every guest with hundreds of the same studio. In five years, who buys that flat to live in? Often nobody. Such projects I do not take.

Layan: what people buy here and how to get in for less

Layan is the northern part of Bang Tao: quieter, greener, without dense tourist building. Next to it is Sirinat National Park, where building is prohibited by law, so the surroundings on that side will not change. Land here is very expensive and there are no free plots left.

Two Layan entries I have shown this autumn were assignments: an early buyer sells their rights under the contract at the old price.

OwnershipLeasehold, freehold for 10,000 baht per m²Leasehold

Prices and dates in this table are as of September and October 2026, from my posts on each project.

In project B, the new price in the project is now from 130,000 baht per m², and within that radius there is no 45 m² flat under 6.5 million baht. With the 100,000 baht fee to the developer for the assignment, the buyer pays 4,780,000 against 6.2 million, a gap of 1,420,000 baht.

The risks. Project A had delays, and I do not pretend otherwise. Project B is its developer's first condominium on the island, and I treat a first or second project as a higher risk: such a developer has to come in clearly below the market to prove itself. This one did, without cutting quality, and the building is now more than half done. A disclosure: the seller is a friend of mine who bought through me at the start of sales; he is leaving at the contract price with no mark-up. I have no share in the unit myself. Across the lake from project B, Laguna Lakelands is being built: a whole new district from Laguna, open for everyone. Later that will be a plus. For now it means a construction site across the water.

Before any assignment, check the developer's consent and fee, what has been paid and what is left, the contract itself, the real gap to the current price list and the history of delays. Step by step in resale assignments below market.

ICONPHUKET and Synthesis Ark: what the news means for a buyer

People tell me Bang Tao is oversaturated, everything is built, there is nowhere to grow. I do not share that view. The area is established and demand is steady, while the land does not grow.

In October a new piece arrived. Siam Piwat, the group behind ICONSIAM in Bangkok, announced ICONPHUKET: 10 billion baht of investment, opening targeted for 2029. It is the anchor of Synthesis Ark Phuket by CV Group, a district of 491 rai with 50 billion baht of investment, designed around 15-minute access to homes, offices, hotels, schools, medicine and retail. Phase one of the whole district is due by 2032.

Where exactly: Si Sunthon in Thalang, on Thepkrasattri Road between Phuket Town and the airport. That is inland from Bang Tao and Laguna, not on the beach. In my post I wrote "in the Bang Tao area" and gave 2028 for the first phase. The published sources say 2029 for ICONPHUKET and 2032 for phase one of the district, so I use those, and the precise address matters more for a reader abroad.

In Bangkok, land around ICONSIAM rose from 250,000 to 700,000 baht per square wah, about 2.8 times, and more than 60 property projects appeared within a kilometre.

The parameters of the Phuket centre are not public yet. I would not carry the Bangkok figures over one to one.

From Bangkok I take the logic and leave the multiplier behind. When an anchor of this scale enters an area, infrastructure follows, traffic grows and other developers come. These dates are targets, and targets tend to move. Buy a unit that works on today's rent, and treat the district as a possible upside.

Who Bang Tao is not for, and what to check

I say this to clients before they fly.

If you need the rent to cover the whole instalment, Laguna on a five-year plan will not do it. On my example you add about 53,500 baht a month yourself.

If you are looking for the lowest price per metre, Bang Tao is the wrong place. Established west-coast locations by the sea start from about 170,000 baht per m² and up. The exceptions in this article are few: Pasak is a boutique project on a hill among villas, priced well below its neighbours, and the Layan assignments are cheap because of an old contract price. The north of the island is cheaper and has a longer horizon.

If you want quiet, central Bang Tao is busy in season. Layan or Pasak are calmer.

What to check on any Bang Tao unit:

  1. Leasehold or freehold, and whether the 49% foreign quota under section 19 bis of the Condominium Act still has room. The difference is in freehold vs leasehold.
  2. The management contract: the operator's share, owner's days, what the share covers.
  3. The common-area fee, monthly or yearly, and the sinking fund.
  4. Whether the occupancy you are shown is measured or forecast.
  5. Inside Laguna or next to it. The owner programme belongs to the developer's residences only.
  6. The walk to the beach on foot, by the route a guest would take.

If you are comparing with the southwest coast, read Kata and Karon. The Bang Tao, Laguna and Layan projects I have checked myself are in the catalogue. Or write to me, and I will send the calculation for a specific unit before your viewings.

Frequently asked

Is Bang Tao expensive?

For Phuket, yes. A new one-bedroom inside Laguna costs about 172,000 baht per m², and my example unit is 9.3 million baht, about $282,000. Cheaper metres in Bang Tao exist, but as exceptions: a boutique project in Pasak among villas at about 95,000 baht per m², or an assignment at an old contract price. You pay for land that is no longer available, and for Laguna, for access to the whole resort.

What rental yield can I expect in Laguna Phuket after fees?

On my conservative example, about 5% a year. A 54 m² one-bedroom for 9.3 million baht averages about 65,000 baht a month at around 80% occupancy, 780,000 baht a year gross, about 8.4%. The operator keeps about 40%, so the owner gets about 39,000 baht a month. The 100 baht per m² common-area fee and tax are not deducted in that figure.

Can foreigners buy freehold in Laguna or Bang Tao?

In a condominium, foreigners together may own up to 49% of the units' floor area under section 19 bis of the Condominium Act. Outside that quota you buy leasehold. The Laguna unit in my example is sold as leasehold, and so are both Layan assignments I describe. In one of them the developer converts to freehold for 10,000 baht per m². Ask about the form of ownership for the specific unit, not the area.

Is there still beachfront land in Bang Tao?

Not in the established part. In Laguna the plots are divided up under the master plan and new residential projects appear rarely, moving towards the lakes, the golf course and Laguna Lakelands. Along the rest of the coast, plots with the beach, restaurants and schools nearby are built on or bought for specific projects. New supply goes inland.

Bang Tao or Layan?

Layan is the northern end of Bang Tao: quieter, greener, less tourist building, next to Sirinat National Park where building is prohibited. One Layan project is 700 metres from the beach with a free shuttle. Choose central Bang Tao or Laguna for the busiest rental market and walking access, Layan for calm and a lower entry through assignments.

Will ICONPHUKET raise property prices in Bang Tao?

I do not know, and nobody does yet. Around ICONSIAM in Bangkok land rose about 2.8 times and more than 60 projects appeared within a kilometre. But ICONPHUKET is in Si Sunthon, inland from Bang Tao, its target is 2029, and I would not carry the Bangkok figures over one to one. Buy for the unit and the rent you can verify today.
